“Private outside space in the capital is on the wish list for almost all home buyers, but the price premium can be prohibitive. Most want their gardens and roof terraces to be a seamless extension of the living room and this is something that is now expected as part of the London lifestyle package. While families in areas such as Clapham, Fulham, Battersea and Blackheath tend to look for more child friendly gardens with plenty of flat space and lawn, mature couples and downsizers prefer well-manicured gardens with a combination of paving, water features, turf, flower beds and decking. The exact premium always depends on a variety of factors including its size, privacy and accessibility but a garden typically commands an additional 20%.

 

“Roof gardens and terraces, which add a premium of between 25-30%, are in high demand among city and young professionals, particularly those that offer views of the capital’s iconic landmarks. Other factors that appeal to buyers include the fact that roof gardens are usually decked, meaning they are low maintenance compared with a normal garden and often offer greater privacy and a great entertaining space.”
